RentPath has collaborated with RealPage to generate two reports that equip property management with leading data and analysis: the Community Insight Report and the Market Insight Report. The Community Insight Report provides data & analysis on an individual community and those of comparable properties, while the Market Insight Report provides data & analysis on the market and submarket in which a community is located.

Insight Reports are specifically designed for property management. In fact, all aspects of the reports (from design to the actual data points provided) are based off extensive research and feedback from property management. We know that you are extremely busy so we created these reports with accuracy and usability as our utmost concern - no one has the time to dig through extraneous/irrelevant data.

RealPage is a provider of apartment and student housing research, empowering clients with answers to help fuel confident investment, development, and management decisions. Through its 20+ years conducting research in the multifamily industry, RealPage generates reliable data that is highly regarded in the industry.

Yes - Insight Reports are free for clients, no strings attached.

Yes - every customer will have access to an Insight Report if we possess enough data points to generate a high-quality report for a given community. Thus, there are some communities that may not have access to an Insight Report, but please note that this is a very small minority of communities.

Yes - the Insight Reports are specifically designed to provide data customized for the needs of a property manager

The reports can be accessed via the RentPath client portal: my.rentpath.com.

If you would like to access Insight Reports, please go to the RentPath client portal at my.rentpath.com, NOT the RealPage website. However, if you are an RealPage customer and have issues with login, please contact your RealPage Account Manager.

This is the date that the community was contacted by RealPage to update the community information found in the report.

Both reports will be updated around the middle of every month with the previous month’s data.

A market report is updated with new monthly information compared to the quarterly data & trends found throughout the report.

The reports are generated once a month at this time.

Providing your community with accurate data is our primary concern. The lack of an Insight Report indicates that we do not possess enough data points to generate a high-quality report for your community at this time. We are currently working on gathering the missing data points required to generate a report but still maintain our high-quality standards.

Yes, if your property has coverage for both reports then you will have access to both reports on MyRP or via your subscription link.

You will receive it mid-month.

Go to My.RentPath.com and click subscriptions. Create a basic subscription for Insight Reports. You will then begin receiving the monthly report to your email.

Yes, just reach out to your Customer Success representative to set this up.

No, the subscription link with the current report will be visible without signing in. However, going anywhere else in My RentPath will require you to sign in.

No, you will need to set up an individual subscription for each of your properties.

RealPage pro-actively calls every property in its database every month to obtain asking and effective rents, occupancy, concessions and other data, down to the floor-plan level.

RealPage covers more than 450 Metropolitan Statistical Areas (MSAs) in all 50 states and the District of Columbia.

Yes - providing your community with accurate data is our primary concern, and thus we adhere to strict minimum thresholds.

Markets are based off Metropolitan Statistical Areas (MSAs) as defined by the U.S. government.

Submarkets are based off of proprietary definitions developed by RealPage.

Occupancy rates are defined by the number of units that are physically occupied at a given time divided by the total unit count.

Effective rent levels are defined as the rent rate less the concession value.

It is the % of change in Effective Rent Levels over a 12 month period.

The Community Survey Date specifies the exact day data was last collected for the report.

Comparable properties are identified through a weighted algorithm which includes the following metrics:
-Distance
-Rent/Unit
-Rent/Sq. Ft.
-Average Unit Size
-Year Built

Yes - the data is not restricted to a certain period of time.

The Insight Reports structure concessions into the three types outlined below:

Up-front: Dollar amount offered ""upfront"". For example, $500 off your first month or 1 month free upfront.

Prorated: Dollar amount offered spread out over the entire lease term. For example, $500 off spread out over the entire lease or 1-month free spread out over the duration of the lease.

Reduced: Dollar amount off each month of the lease. For example, $200 of each month for the duration of the lease.

The oldest year indicates the year a community was constructed. Any subsequent years indicate when a community underwent rehabilitation.

The "As of" date specifies the exact date the report was generated.

The "Build Average" date indicates the average year in which all properties were built.
